1111 Lincoln Road
1111 Lincoln Road uses different heights to define programs
thought the project and to create visual impact on the site. The diverse
heights which respond to the different programs of the project are divided into
three main parts: retail, offices and parking.
The
store-front façade creates a transparency at the street level, responding to
the open mall idea of Lincoln Road as well as introducing a vertical extension
of the pedestrian experience on the street.
The rest of the structure seems to be floating on top on the
ground because of the transparency of the first floor and also because is
difficult to differentiate the ground floor structure which is very strong on
the rest of the building. The second floor also expands on top of the glass box
on the ground. The idea of this being the first level instead of the second is
reinforced by the expansion between floor plates which is typically seen at
ground level. This double space height is also used by Herzog & de Meuron to achieve the
overall look of the structure height. The architects emphasized the importance
of height to have the visual impact which needed on the site.
Third and fourth floors
function as transitional in between spaces compressing to give volume to the
second and fifth floors. The fifth floor houses the one retail store that is
not located at ground level. The glass box is occupied by a high-end designer’s
store. Expansion is again seen in this double height space. Is here that the
difference in height can be interpreted as giving hierarchy to the mix use
program on the site using differences in the space between floor plates.
The double and triple
heights are either retail spaces or available space for public use, while the
single height spaces are used for parking. Six floor compresses to give volume
to the fifth and seven floors. The triple height of the seventh floor reveals
its predominant double function, being parking and event space at the same
time. The panoramic view from this level is a unique experience in Miami where
most of the landscape is flat and the opportunity of seen the landscape from a
considerable height is rare.
The modern look of the building, the playfulness of heights and
the generation of volumes without using walls are some of the characteristics
that make 1111 an amazing structure architecturally. However the most important
characteristic of the building is not in the architecture itself, but it is in
the transformation of the idea of what a parking building can be. This building
solves the problem of parking present in most modern cities around the world
and at the same time provides an amazing public space.
